Comments: Gated, Riverfront lot with Rustic Cedar Park Model Cottage (11ft-7in x 46ft-10in o.d.) and a 21 year lot lease at Riverland Resort in Kingsburg, CA. Our area has a private drive with security gates (we have two remotes). There are private gates at the front of the resort and then the other private gate to get in to our area. The cottage is on a concrete slab with private beach, parking for 2 vehicles (add'l parking available at resort), large shade trees on each side of lot, patio furniture, fire pit, retractable Sunsetter awning, attached covered deck/porch on river side. The lot to the east is most occupied on summer weekends only and the lot to the west is currently vacant. It's about 20 feet from the water. It's a cute 399 s.f. rustic cottage (surprisingly roomy) with cedar siding all around outside. It has a matching outdoor storage shed thatÊhouses our extra chairs, a pole for life jackets, bbq, ski anchors, etc. The inside of the cottage is all done rustic (wood paneling and wood laminate flooring). The color scheme isÊrust, sage green and ivory. The upstairs loft is carpeted with aÊtwin bed and night stand.ÊThere are plenty of windows with mini blinds and valances. Upstairs, there is hook up for tv. Downstairs, the master bedroomÊhas aÊqueen size bed with matching bedding, full wall of mirrored closets, tv area andÊloads of storage and cabinets. We installed nice ceiling fans in the bedroom and living room. It has a full bath with walk-in shower, toilet, sink with vanity cabinet, large linen and storage closet (linoleum flooring). Under the stairs, there is a big storage area which I keep cleaning supplies, vacuum, etc. Across from the stairs is a large pantry cabinet. The kitchen has lots of cabinet storage, a full refrigerator freezer, full size microwave, gas stove and oven, sink and nice counter tops. There is a dining area with wood table and four upholstered chairs and a cute antler style hanging light fixture. In the living room, we have an upholsteredÊchair, a sofa that pulls out toÊa queen size bed, an oak coffee table with big area rug underneath. There is a curio style cabinet above the media center area where we have a tv. It comes with a dvd player/stereo and wired surround sound system. The cottage has central heat (propane - 2 tanks) and a/c. We have our own private pole which measured our usage only. The cottage is going to be 4 years old in July. We own it. We have 21 years left on the lot lease which is included in the price. They do charge a monthly park maintenance fee (about $320 plus your electric use which runs about $8.00 when not in use). The fee takes care of the remainder of the resort grounds and your water usage. We are responsible for keeping up our own lot and cottage. On the other side of us (we are on the river side) is the lake side. You can fish (catch and release). They have pulled some really big fish out of the lake. There is a walking path around the lake which I enjoy. You can bring your pets as long as you have them on a leash and clean up after them. They have additional parking in the back for your boats while you're there and guest parking is either there or in the front parking lot. We have an island in front of us on the river that houses many birds. It's a beautiful sunset! We haveÊtwo jet skis that we are selling for an additional $3,000.00. They run great. They are 1997 Seadoo Bombardier - one three seater, one two seater with aÊtrailer. All are in excellent condition and have been serviced regularly. You can go quite a way on the river and it's beautiful. There are huge beautiful homes along the river. Nice to look at. We like to ride at sunset when the water is like glass and it is so peaceful. If you would not be interested in the jet skis, we can sell them to someone else. In case you're wondering, we planned to have the cottage for five years. We have a son starting college next year and this is his college money. So, we are motivated to sell. We haven't been able to use it much the last two years (we had a death in the family which has left us to take care of an ailing mother). So, it really is practically new. My husband and I are very clean people (an understatement!), so you would not be disappointed with the cottage at all.
